The delay in the completion of development projects will cause damage and high economic, social and public discontent so extensive research has been done to deal with it or reduce its consequences and continue to expand and expand iran is no exception, and more than 50 percent of development projects are delayed so in this research we try to interview with experts and gathering information and data through questionnaires and reviewing the literature and previous researches in order to identify delays associated with the client - counsellor triangle and delay modeling by artificial neural network Their analysis should be answered to the following questions in order to reduce the impacts and consequences of delays: 1. What factors cause a delay in the contractor " s performance? 2 What factors cause delays in the therapist's performance? 3 What factors cause a delay in the employer's performance? 4. How much is the contribution of each of the factors?
