تاثیر نقش تعمیر ونگهداری ماشین آلات درکاهش هزینه های پروژه ها ی عمرانی

چکیده
در دنیای مدرن، پروژه‌های عمرانی به عنوان یکی از اجزای اصلی توسعه اقتصادی و اجتماعی شناخته می‌شوند. کارایی ماشین‌آلات در این پروژه‌ها نقشی کلیدی ایفا می‌کند. با این حال، عدم نگهداری مناسب از این تجهیزات می‌تواند به خارج شدن آن‌ها از خدمت و افزایش هزینه‌های عملیاتی منجر شود. بنابراین، ضرورت بررسی و تحلیل نقش تعمیر و نگهداری در بهینه‌سازی هزینه‌ها، موضوعی حیاتی است.تعمیر و نگهداری مؤثر ماشین‌آلات یکی از ارکان اصلی مدیریت پروژه‌های عمرانی به حساب می‌آید. این پژوهش به بررسی تأثیرات مستقیم و غیرمستقیم نگهداری ماشین‌آلات در شرکت جهاد نصر کرمان به عنوان مورد مطالعاتی می‌پردازد. از این رو، با پیاده سازی فرایند بهینه سازی با سیستم مدلسازی جبری عمومی در نرم افزار GAMS به تجزیه و تحلیل داده‌ها پرداخته شده است نتایج این تحلیل نشان داد، بی‌توجهی به تعمیر و نگهداری مطلوب می‌تواند منجر به افزایش خرابی‌ها، تأخیر در زمان پروژه و در نهایت افزایش هزینه‌ها شود. از سوی دیگر، سرمایه‌گذاری در برنامه‌های تعمیر و نگهداری پیشگیرانه می‌تواند به کاهش توقفات غیرمترقبه، افزایش عمر مفید تجهیزات و بهبود کارایی کلی پروژه بی‌انجامد. همچنین، با به‌کارگیری تکنیک‌های مدیریت دارایی و تحلیل هزینه-فایده، این مطالعه پیشنهادهایی برای بهینه‌سازی برنامه‌های تعمیر و نگهداری ارائه می‌دهد. در پایان، این مقاله بر اهمیت مدیریت تعمیر و نگهداری به عنوان یک استراتژی کلیدی برای کاهش هزینه‌ها و افزایش بهره‌وری در پروژه‌های عمرانی تأکید می‌کند.

چکیده English

In the modern world, construction projects are recognized as one of the main components of economic and social development. The efficiency of machinery plays a key role in these projects. However, the lack of proper maintenance of these equipments can lead to them being out of service and increasing operational costs. Therefore, the necessity of investigating and analyzing the role of maintenance in cost optimization is a vital issue. The effective maintenance and repair of machinery is considered one of the main pillars of construction project management. This research examines the direct and indirect effects of machinery maintenance in Jihad Nasr Kerman Company as a case study. Therefore, by implementing the optimization process with the general algebraic modeling system in the GAMS software, data analysis has been done. The results of this analysis showed that neglecting the optimal maintenance can lead to an increase in breakdowns, delays in project time and In the end, the costs will increase. On the other hand, investing in preventive maintenance programs can reduce unexpected downtime, increase equipment useful life, and improve overall project efficiency. Also, by applying asset management techniques and cost-benefit analysis, this study provides suggestions for optimizing maintenance programs. In conclusion, this paper emphasizes the importance of maintenance management as a key strategy to reduce costs and increase productivity in construction projects.
